Prides Crossing #4 HOA Board Meeting Minutes

March 7th, 2019

Board members in attendance: Reed Porter, Steph Wallis, Debbie Huizar, Karen Wilson and Melissa Burzell.

Homeowners in attendance: Chris Kelly, Mary Kelly, Rich Roberts.

Reed called the meeting to order at 6:30pm

Matthew Hill and Linda DeChow have both resigned.

Debbie motioned to approve February’s meeting minutes, Karen seconded the motion, all board members approved.

New Board Treasurer:
Karen nominated Debbie, Reed seconded the motion, all board members approved.

Re Communication:
Post a community newsletter on the HOA website, communicate through email where the newsletter is located to get the community utilizing the website.

Re Dues:
HOA dues are due April 1st, invoices are being mailed.
$92.58.
Should autopay be an option for HOA dues?
Previously there were fee’s incurred, pre pay caused issues, it may be worth tracking
who is paying via credit card vs check.

Re Community Events:
Trash day:
May 18th, 2019 *on the day these minutes were approved this date was changed due to a conflict for the dumpster company
9:00am to 12:00pm
3 dumpsters
Layton or Tanforan.

Re Greenbelt:
Sprinklers:
Do not need to be replaced this year.
Reed will ask Hawkins Bro’s for confirmation on that and get quotes regardless.Fence:
Waiting on insurance to answer if there can be a claim made due to the hail damage last summer.

Reserve Study:
Should we post the reserve study to the HOA’s website like other HOA’s have done? Should we acknowledge the reserve study in the newsletter? Board will continue to discuss.

Snow Removal:
24 hours are allowed after the last snowfall before all walkways must be cleared.
Concerns were addressed re snow not being completely removed down to the concrete.
The board will speak with Hawkins about getting all the snow all the way down to bare sidewalk.

Questions from homeowners:
How are covenants/bylaws being enforced?
If there is a complaint made, the board will follow protocol to asses and enforce if necessary.
Trash cans being left visible from the street is a concern.
If the board receives that specific complaint re a specific home, the board will follow protocol to rectify the complaint.
